A standard building and pest inspection is $550 including GST ($500 plus GST). Larger or unusual properties are quoted before you book, and the figure you are given is the figure you pay. What changes the price, and what a cheap quote leaves out, is on the cost page.

Before You Pick One.
Do I need building and pest, or just building?
Building and pest. The building inspection reports on the structure, the roof, the walls, the wet areas and the site. The timber pest inspection is a separate scope under a separate standard (AS 4349.3-2010) that looks for termites, borers and decay and the conditions that invite them. Because the same licensed builder, trained in timber pest inspection, does both, they happen in the same visit and come back in 1 report, which is why the combined inspection is the default on every Sydney purchase.
Can you do the termite inspection on its own?
Yes. A stand-alone timber pest inspection is the right product for an annual check on a house you already own, or for a second opinion before you sign a treatment contract. We inspect and report only, so the report is independent of any treatment sale.
Do you inspect apartments and townhouses?
Ask when you enquire. The form has a property-type question for exactly this, and we’ll confirm the scope for your lot before anything is booked. Strata records searches are a separate service that we don’t provide.
How far ahead do I need to book?
Same-day service is available for cooling-off period inspections. Call and say so, and we'll tell you the soonest we can be there. If you’re inside a cooling-off period, say so and we’ll work to the deadline.
