New Home Construction Inspections Sydney.

A new home comes with a practical completion inspection by the builder’s own certifier. That inspection answers the certifier’s question, which is whether the house can be occupied. It does not answer yours, which is whether the work you are paying for has been finished properly. That is what an independent pre-handover inspection is for.

Every item in the report is graded. Non-compliant means the work fails a standard or the National Construction Code, and the report names which one: a missing expansion joint against AS 3600, a waterproofing detail against AS 4654.2, a gap at a junction that will let water in. Incomplete means it is not finished. For your information means it is worth knowing about and not worth a fight. Each one carries a finding, a photograph and a recommendation written for the builder.

Pre-handover is the inspection most owners book. Earlier stages during construction are by arrangement: send the form or call with the builder, where the job is up to and when the next stage is due to be signed off, and we’ll confirm what can be inspected at that point and the price before anything is booked. A stage inspection is an independent check for the owner. It is not a certification and does not replace the certifier your builder is required to use. The inspector who was on site, Ibrahim, is the person you talk to about the findings. After-report care is part of every inspection.
