Western Sydney Housing, And What Fails.
A suburb name in the H1 is not local knowledge. This is: the ground, the eras, the materials, and the defects each one produces on an inspection.
The ground: Cumberland Plain clay
Guildford, Merrylands, Granville, Fairfield and most of the Cumberland Plain sit on clay soils weathered from Wianamatta shale. Shale-derived clay is reactive: it shrinks in a dry spell and swells after rain, and a house footing rides that movement. The defects it produces are the ones we photograph most in this region: stepped cracking following the mortar joints in brickwork, cracks at the corners of window and door openings, doors that stick in a wet winter and free up in summer, and slab edges that have dropped on one side of the house where a garden bed or a leaking downpipe kept the ground wetter than the other. Most of it is cosmetic. Some of it is not, and telling them apart is a builder’s call, which is what the cracks in walls guide walks through.
Post-war fibro on piers: Guildford, Merrylands, Yennora, Fairfield
Much of the housing around the Smithfield base went up in the 2 decades after the war: fibro-clad cottages on brick piers with timber floors, often with a fibro garage and a later brick or fibro extension at the back. On an inspection that means 3 things. The asbestos-cement sheeting is noted as suspected asbestos-containing material, never sampled or disturbed; a licensed asbestos assessor does that. The subfloor is low, often under 400mm, with vents blocked by 70 years of garden beds and paths, so we enter it wherever there is safe access and read the bearers and joists with the moisture meter. And the additions are where the unapproved-looking work and the timber-in-ground-contact turn up, which is where the timber pest inspection earns its keep. The moisture under the floor is the rising damp guide’s subject.
1960s to 80s brick veneer: Blacktown, Seven Hills, Toongabbie, Prospect
The next ring out was built in brick veneer, and from the 1970s mostly on a concrete slab rather than piers. The slab-on-ground house does not have a subfloor to enter; it has a slab edge to read. The findings here are dampness and staining at the slab edge where paths and garden beds have been built up against it, cracked mortar and rust staining at the steel lintels over windows and the garage door, and concrete roof tiles from the 1970s now at the end of their life: fretting, cracked, with the pointing gone from the ridge capping. The drone flies every roof in this region for that reason, because a 45-year-old tile roof is the single most expensive line item a Western Sydney buyer inherits.
Parramatta, Granville, Auburn: a second stock entirely
Around Parramatta station and along the rail line the housing is 2000s-onward apartment towers, which is a different inspection. Ask when you enquire and we’ll confirm the scope for your lot before quoting; the form’s property-type question flags it. What we don’t sell is the strata records search, which is the building’s history (levies, disputes, the sinking fund) rather than its condition, and which your conveyancer arranges.
The low streets: Prospect Creek and Duck Creek
Low-lying streets along Prospect Creek and Duck Creek (parts of Guildford, Yennora and the Chester Hill edge) carry flood and drainage overlays in the council flood studies. The inspection records what it can see: site drainage, surface water paths, subfloor moisture and the tide marks of past water. The planning certificate your conveyancer obtains records the overlay itself. Both matter; they are different documents.

The inspection covers the interior, exterior, roof space, roof exterior, subfloor and the site, with the timber pest inspection to AS 4349.3-2010 done in the same visit. Drone, thermal camera and moisture meter on every inspection, at no extra charge. Is a fibro house a problem to buy?
General information.We’re building and pest inspectors, not asbestos assessors. A post-war fibro cottage is usually clad in asbestos-cement sheeting, which is safe while it is sealed and undisturbed and a hazard when cut, drilled or broken. The inspection notes it as suspected asbestos-containing material and never samples or handles it. If you plan to renovate, a licensed asbestos assessor tests and advises, and SafeWork NSW publishes the rules for removal. The house itself is inspected like any other: the piers, the subfloor, the roof and the additions are where the real findings are.
Do you inspect Parramatta apartments?
Ask when you enquire and we’ll confirm the scope for your lot before quoting. The form’s property-type question flags it. Strata records searches are a separate service that we don’t sell.
How fast can you get to Blacktown?

Do Western Sydney houses have more termite problems?
The post-war stock on piers does: old timber framing, low subfloor clearance, timber in ground contact at steps and verandahs, and garden beds against the brickwork are the conducive conditions. Slab-on-ground brick veneer gets attacked at the slab edge instead. We inspect and report; we don’t treat, so the finding is independent of any treatment sale.
