Story 1: The New Estates

Oran Park, Gregory Hills, Leppington: Inside The Warranty Clock.

General information, not advice. We’re building and pest inspectors, not lawyers. NSW Fair Trading sets out the statutory warranty periods under the Home Building Act; your conveyancer or Fair Trading confirms how they apply to a specific contract.

Oran Park, Gregory Hills, Leppington, Austral and Edmondson Park have been built out since the late 2000s as the South West growth area, and Harrington Park, from the 1990s, sits on their edge. Most of the stock is under 10 years old, which changes what an inspection is for. In NSW, residential building work carries statutory warranties of 6 years for major defects and 2 years for other defects, running from completion (NSW Fair Trading). A buyer of a 4-year-old house in Oran Park is buying the remaining warranty as well as the house, and the report is the document that starts the clock on a claim.

So on the new estates the inspection is written differently. The findings are the ones a new house produces: cracking at the slab edge and at the corners of openings as the clay settles under a young slab, waterproofing failures at balconies and showers that show as staining below, doors and windows out of square, roof tiles cracked during the build and never replaced, drainage that was finished after the landscaper left, and the retaining walls between narrow lots. Each is photographed and rated so the report can go to the builder inside the warranty period with a specific ask. The step before that, for anyone still building, is the stage inspection; the step for anyone deciding when to inspect a purchase is the before or after the offer guide.

Story 2: The Older Stock

Liverpool And Campbelltown: Clay, Fibro And Original Roofs.

Liverpool, Cabramatta, Warwick Farm, Casula: 1950s and 60s

The post-war stock around Liverpool is fibro and double-brick cottages on Cumberland Plain clay, the same reactive shale-derived soil as the rest of Western Sydney, and it produces the same stepped brick cracking, sticking doors and seasonal movement. The fibro is noted as suspected asbestos-containing material, never sampled. The double-brick houses carry the damp course that fails at 60 to 70 years and shows as tide marks at the base of the walls, which the moisture meter reads and the rising damp guide explains. Around Liverpool station the stock is 2010s apartments, a per-lot scope we confirm when you book.

Campbelltown, Macquarie Fields, Minto, Ingleburn: the 1970s and 80s

The Macarthur growth area was built out in the 1970s and 80s, much of it as brick veneer and fibro on slab or piers, and a lot of it has had 45 years of owners adding to it. The 3 findings we photograph most: the original concrete tile or metal roof at the end of its life (the drone sees it, the buyer usually can’t), subfloor moisture and blocked ventilation on the piered houses, and additions at the back that look unapproved and were built without the drainage the original house had. Not one of those is a reason not to buy a 1970s Campbelltown house. All 3 are reasons to know the number before you exchange.

The Georges River floodplain: Moorebank, Chipping Norton, Milperra

Moorebank, Chipping Norton and Milperra sit on the Georges River floodplain and carry flood planning overlays in the council’s flood studies. The inspection records what the house shows (tide marks, subfloor moisture, silt, corrosion, drainage); the planning certificate your conveyancer obtains records the overlay. The bush corridors: Scenic Hills, Holsworthy, Wattle Grove

The Scenic Hills, Holsworthy and the Georges River bushland raise termite pressure on the older timber-framed stock beside them, which is why the timber pest inspection is not optional on a 1970s house in Campbelltown or Wattle Grove. We inspect and report to AS 4349.3-2010; we don’t treat.

Do I need an inspection on a brand-new house?

Yes, and it is the best-value inspection you will buy. A new house can carry defects, and inside the NSW statutory warranty period (6 years for major defects, 2 years for other defects, per NSW Fair Trading) a photographed, rated report is what turns a worry into a specific claim to the builder. If you are still building, the stage inspection is the earlier, cheaper version of the same idea.

What is a handover inspection?

An independent inspection at practical completion, before you take the keys, so the defects list goes to the builder while the builder is still on site. Which stages we inspect and what each one covers is confirmed with you when you book, against your contract and where the build is up to.

Are 1970s Campbelltown houses a problem?

Not as a class. They have an original roof at the end of its life, often a subfloor with blocked vents, and 45 years of additions, and the inspection puts a photo and a severity rating on each. Knowing the roof needs replacing is a negotiating position, not a reason to walk.

Do you cover Oran Park and Leppington?
