Accurate Severity Ratings, Not A Report That Scares Buyers Off.
Buyers worry the inspector will miss something. Sellers worry about the opposite: 4 NSW vendors in the reviews we read said an overstated report “ruined our sale”, a cosmetic crack written up as if the house were falling down, a buyer who walked, and a campaign that had to start again with the market now wondering why.
An inspection is only useful to a vendor if it is calibrated. A hairline crack in render is a hairline crack in render. A stepped crack through brickwork with a sticking door beside it is a different thing, and the report says which is which, with the photo and the reasoning, so that if the buyer’s inspector rates it the same way you already knew, and if they rate it worse you have something to put beside it.
Because a licensed builder does both inspections, the question “is that cosmetic or structural” gets a builder’s answer, which is the only answer that matters on the day.

One honest line up front: a pre-sale report does not replace the buyer’s own inspection, and a careful buyer will still commission one. What it does is remove the surprise, which is the thing that actually kills sales.
Fix It, Disclose It, Or Price It In.
Fix it
The items that are cheap to fix and expensive to argue about: a leaking tap under the sink, a blocked subfloor vent, a loose balustrade, a roof tile the drone found cracked. Done before the photographer arrives.
Disclose it
The items you choose not to fix go into the campaign on your terms, with the report behind them, rather than turning up as a buyer's discovery at the worst moment. What you must disclose is a conveyancer's question, not ours.
Price it in
A known defect with a known scope is a number, and a number can be priced. An unknown defect found 3 days before exchange is a renegotiation, on the buyer's terms, against a deadline.

Auction Or Private Treaty: The Timing Changes.
Selling at auction
There is no cooling-off period for the buyer at auction, so serious bidders inspect before the day. Book your pre-sale inspection before the campaign starts, so anything you decide to fix is done before the first open home, and anything you disclose is in the contract from day 1.
Selling by private treaty
The buyer’s inspection usually happens after their offer is accepted, inside the 5-business-day cooling-off period, which is exactly when a surprise costs you most. A pre-sale inspection before listing means their inspector finds what you already know about, and the exchange holds.
Price depends on the size and type of the property. Call for a firm price before you book. You will not be quoted on the day. What changes it is on the inspection cost page.

Do I have to disclose what the report finds?
General information, not legal advice.We’re building and pest inspectors, not lawyers. NSW has vendor disclosure requirements that your conveyancer or solicitor will explain for your contract; what the report gives you is the facts to make that conversation an informed one, on your timetable rather than the buyer’s.
Can I give the report to buyers?
It’s your report; you can share it. Many vendors do, because it answers the buyer’s first question before they ask it. Expect a careful buyer to commission their own anyway, which is sensible, and which is why accuracy matters more than a flattering write-up.
Will a pre-sale report replace the buyer's inspection?
No, and it shouldn’t. The buyer’s inspector works for the buyer. A pre-sale report removes the surprise; it doesn’t remove the buyer’s right to their own inspection.
Should I fix defects before listing?
Fix the cheap-to-fix, expensive-to-argue items. Disclose or price in the rest. A general rule from the trade: a defect you fix costs you the repair; a defect the buyer finds costs you the repair plus a discount for the worry. Which items fall where is what the report’s severity ratings are for.
How long before the campaign should I book?
Before the photographer, so anything you decide to fix is done before the first open home. Same-day service is available for cooling-off period inspections. Call and say so, and we'll tell you the soonest we can be there.
Do you inspect for termites as part of it?
Yes. The timber pest inspection to AS 4349.3-2010 is done in the same visit, and termite findings are the single item most likely to derail a sale, so it is not optional on a pre-sale report.
