Penrith Housing, And What Fails.
3 different stocks in 1 council area. The estates, the floodplain and the foothills each produce their own findings.
The estates: South Penrith, Jamisontown, Cambridge Park, Cranebrook, Glenmore Park
The bulk of Penrith’s housing is 1970s to 1990s brick veneer on a concrete slab, with Glenmore Park added from the early 1990s onward. The roofs are the story on an inspection. Concrete tiles laid 30 to 50 years ago are now fretting, cracking and losing their ridge pointing, and the valley irons and flashings under them are rusting through. That is why the drone flies every Penrith roof: the single most expensive thing a buyer inherits here is a roof at the end of its life, and it is invisible from the street. Underneath, the slab edge tells the second story: render cracked at the edge, staining where paths and garden beds have been built up against it, and on the eastern side of the council area the reactive-clay cracking that the Cumberland Plain produces everywhere (the cracks in walls guide covers what is cosmetic and what is not).
The floodplain: Emu Plains, Regentville, parts of Penrith and Jamisontown

The Nepean floodplain carries flood planning levels from the Hawkesbury-Nepean flood studies, and a house on it is not a problem in itself; a house that has been wet and dried out unnoticed is. On an inspection that means we record what the building shows: tide marks on piers and fibro, subfloor moisture readings, silt in the subfloor, corrosion on low steel, the way surface water leaves the block and whether the drainage takes it away or holds it against the slab. The overlay itself, and what it means for insurance and future works, is a planning and legal question and the planning certificate is the document that answers it. Both documents belong in your file.
The foothills: Emu Plains, Leonay, and the bush edge
West of the river the ground rises, and the housing changes with it: older timber-framed and weatherboard houses on piers, steeper blocks, and bushland at the back fence. This is where the timber pest inspection leads the job. Termite pressure is highest where old framing, timber in ground contact and adjoining bush meet, and Emu Plains and Leonay have all 3. We inspect the roof void and the subfloor wherever there is safe access, run the moisture meter on the timbers and the thermal camera on the walls, and photograph what we find. A note for renovators: the bush edge also carries bushfire attack level considerations for any new work, which is a certifier’s question, not an inspection finding.
St Marys, St Clair, Erskine Park: the flat blocks
St Marys was built out largely from the 1960s, St Clair and Erskine Park from the 1970s and 80s, on flat Cumberland Plain clay: a mix of fibro, brick veneer and later project homes. Flat block, reactive clay and 50 years of garden beds is the recipe for the 2 findings we photograph most here: subfloor ventilation blocked on the older piered houses, and surface drainage running toward the house rather than away from it on the slab houses. Neither is dramatic and both are cheap to fix, which is exactly why they get ignored until the damage is not.
Penrith CBD and Kingswood: the new apartments
Around the station and the hospital the stock is 2010s-onward apartments and townhouses. It is a different inspection: ask when you enquire and we’ll confirm the scope for your lot before quoting. The strata records search is separate and your conveyancer arranges it.
