What The Houses Are Made Of

Interwar Timber Frames, And What Fails.

Termite firms write the termite risk of these suburbs; nobody writes the building risk. This is the building-and-pest version, for the interwar stock south of the Cooks River.

Interwar bungalows and semis: Kogarah, Hurstville, Bexley, Carlton, Belmore, Earlwood

The 1920s and 30s California bungalows and the Federation-era semis are the region’s signature stock: timber-framed, with timber floors on brick piers, low subfloor clearance, rendered or face-brick walls and an original slate or bitumen damp-proof course laid 90 to 100 years ago. The damp course is the finding. When it fails, or when a century of paths and garden beds bridges it, moisture climbs the wall and shows as a tide mark, salt fretting the brick and paint bubbling in the bottom 1.2 metres. The moisture meter puts a number on it, the thermal camera shows how far it has travelled, and the rising damp guide explains the 1.2-metre rule and what fixes it. Under the floor, the same moisture is rotting bearers and inviting the second problem.

Why this is the highest termite pressure of the 6 regions

Old timber framing, timber in ground contact at verandah posts and back steps, garden beds built up against the brickwork, subfloor moisture, and 90 years of additions with their own timber: every conducive condition the standard names is present on an interwar bungalow at once. That is why the timber pest inspection and the subfloor entry lead the job here. We inspect the roof void and the subfloor wherever there is safe access, and if we can't get in we say so in the report, and why. Mud leads up the piers, mud packing in the joist ends and hollow-sounding skirtings are what we photograph; the thermal camera and moisture meter find what the torch cannot. We inspect and report to AS 4349.3-2010. We don’t treat, so the finding is independent of any treatment sale; if we find activity, the report goes to a licensed pest manager of your choosing. Post-war fibro and brick veneer: Bankstown, Yagoona, Chester Hill, Padstow, Revesby

North of the Georges River the stock is later: post-war fibro and brick-veneer cottages on piers, built out after 1945. The findings are the Western Sydney ones. Asbestos-cement sheeting is noted as suspected asbestos-containing material and never sampled; the subfloor is low and the vents are blocked; the roof is at the end of its life and the drone sees it. Unapproved-looking additions at the back are common and are noted as such; approvals are a conveyancer’s question.

The low ground: Cooks River, Salt Pan Creek, Kogarah Bay

Lowland streets along the Cooks River (Earlwood, Canterbury, Campsie), Salt Pan Creek (Riverwood, Padstow) and around Kogarah Bay carry drainage and flood overlays in the council flood studies, and higher subfloor moisture with them. No. We inspect and report only, to AS 4349.3-2010. If treatment is needed the report tells you what and where, and you take it to a licensed pest manager for competing quotes.
